Purpose
The Planning Board's main roles are to:
- Regulate the subdivision of land
- Create and update the Town's Master Plan
- Review proposed amendments to the Zoning By Law
- Review applications for certain kinds of Special Permits
The overall purpose of the Planning Board is to provide for and guide the orderly growth and development of the community. This is accomplished primarily through development of a Master Plan for the Town, the Zoning Bylaw, and the Planning Board's Rules and Regulations Governing Subdivision of Land.

Middleton is currently completing a comprehensive technical audit and update to our Zoning Bylaw.

FEMA Flood Maps
FEMA issued updated Flood Maps for Middleton effective July 8, 2025.
The Planning Board revised the Floodplain Overlay District bylaw to ensure the Town's ongoing compliance with the National Flood Insurance Program. Town Meeting approved the bylaw revisions in May 2025.

ADUs
Accessory Dwelling Units (ADUs) are now allowed statewide in Massachusetts.
Town Meeting adopted an Accessory Dwelling Unit (ADU) policy in its Zoning Bylaw (Section 7.5) in December 2024.
