The Planning Board met on February 14 and voted to begin the zoning amendment process under  MGL Chapter 40A, Section 5 by sending the proposed zoning amendments to the Select Board. 

NEW DATE FOR PUBLIC HEARING:  The Public Hearing for the zoning amendments has been changed to Tuesday, March 12, 2024 at 7 PM at the Fuller Meadow School.

  The amendments include:

  1. Allowing two-family homes on lots with twice the lot area required "by right" instead of by special permit
  2. Allowing Accessory Dwelling Units that are attached (in an existing or new home or an addition) by right and detached (in an existing or new accessory structure) by special permit
  3. A new Overlay District to meet the state mandate to create an MBTA Communities Multi-Family District that will include a minimum of 50 acres and will accommodate a density of 750 dwelling units

Oct. 30, 2023 Town of Middleton Department Heads attend a Zoning Review Training and take part in re-zoning exercises.
Nov. 13, 2023 Public Forum #1 is scheduled to educate the public about the required MBTA Zoning and to receive feedback on resident's thoughts and ideas for making changes to our current zoning. Dec. 11, 2023 The Zoning Board of Appeal held a special meeting via Zoom at 7:00 to meet with the Zoning Consultant and provide feedback on changes to our Zoning Bylaw.
Jan. 3, 2024 Joint Meeting between the Affordable Housing Trust, Planning Board, ZBA, and Master Plan Committee was held to discuss affordable housing initiatives and upcoming zoning amendments.

Jan. 29, 2024 Discussion with senior citizens at the Council on Aging regarding housing options and preferred housing types.  The MBTA zoning mandate will be discussed as well as other possible zoning amendments.

Feb.9, 2024 Town Planner meets separately with the Ferncroft Condominium Board and School Superintendant Scott Morrison and School Business Director Steve Greenberg to discuss the proposed zoning amendments.
Feb 14, 2024 Planning Board regular meeting.  Members voted to send proposed zoning amendments to the Select Board to begin the MGL Chapter 40A Section 5 zoning amendment process.
